A Level 1 Homebuyer Survey, formerly known as a Condition Report, is the most basic of the three main types of property surveys. It’s intended for homebuyers or homeowners who want a professional, unbiased overview of a property's condition.
This type of survey is most appropriate for modern, conventionally built homes that are in reasonable condition—it's not recommended for older, more complex, or poorly maintained properties.
A Level 2 Home Survey, also known as a Homebuyer Report, is a standard visual inspection of a property's condition by a qualified surveyor. It's suitable for conventional properties in reasonable condition and helps buyers make informed decisions by highlighting potential issues and informing them of necessary repairs.
The building survey (also known as a structural survey) is the most expensive type of survey, but it provides greater detail about the structure and fabric of the property.
This report is specifically designed for houses that were built before 1890, are in poor condition, have been significantly altered or are particularly large. You’ll also want to choose this option if you’re planning major works on a property.
